Below is a condensed list of actions we take on every new REO property assignment.

• Perform Initial occupancy- Assist with eviction- Manage tenants and Cash For Keys negotiations
• Provide timely Broker Price Opinion with expert knowledge of the area and follow up with monthly reports
• Develop the marketing plan
• Develop, manage and maintain relationships with preservation and rehab contractors/vendors
• Activate and maintain utilities
• Conduct regular inspection and property maintenance such as maid cleans, trash-outs and lawn care
• Track expenses, pay vendors and provide reports, bids and invoices in a timely manner
• Supervise all repair work
• List the property on the local MLS and execute the marketing exposure system
• Conduct monthly status report and monthly marketing reports
• Present all Complete Offers- A Complete Offer is reviewed for all pages and proof of financial qualifications
• Negotiate the offer(s)
• Supervise and report on the progress of the escrow and buyer until closing
• Submit all final billing

Additional services include Deed In Lieu negotiations, Approved Short-Sale Agent, Valuation reporting during Pre-Foreclosure.
